Please provide a brief description of the project.
Single family home for two empty nesters in a semi-rural environment.
How did the building's team work together to address sustainability and building performance?
Whartnaby did the Passive House Energy Balance Model. Building Performance Architect did blower door testing and domestic hot water system design. Climatech did the design and build for the hvac system. Gardner did everything else, including some of the construction.
What were major challenges in the project related to building performance and how did the project team work to overcome them?
This is a one story house. The high ratio of skin area to volume required a higher performing building envelope than even the same area in a two-story configuration. That was more costly and more difficult to achieve.
What are the project's key sustainability features?
Air tightness, low energy consumption - now to net zero over the year. 21 solar panels to achieve net zero. Reclamation of an abandoned field, including the introduction of trees and bee friendly plantings.
What are your main take-aways or lessons learned from this project? Have these lessons informed other projects?
A residential elevator in a two story configuration would have been easier and possibly cheaper than the one story alternative. Passive House is a great way to achieve comfort too.
What was the intended or actual impact of the project on its users or the surrounding community?
Live with less impact on the environment.
